Your space has outgrown its current layout. The open office that made sense two years ago now means your team cannot take a call without disrupting everyone around them. The spare room at home has no real separation from the rest of the apartment. The retail floor needs a back-office area, but a full brick wall is too messy, too slow, and too permanent. Construction dust disrupts operations for days, and in many Karachi commercial buildings, the floor slab simply cannot support the added load. Drywall partition solves all of this quickly, cleanly, and with minimal disruption to your day-to-day operations.

At Interbuild, we design and install drywall partition systems across Karachi for offices, homes, retail stores, schools, hospitals, and commercial fit-outs of every scale. We have been doing this since 2012, and our client list includes DP World, Ismail Industries, Suzuki dealerships, Young’s, and multiple other clients all over Pakistan. If you are comparing options and need to understand drywall partition materials, types, pricing, and process before making a decision, this page covers all of it.

What is Drywall Partition and Why Does It Make Sense in Karachi?

A drywall partition is an internal wall system built from a steel frame clad on both sides with fiber cement board and gypsum board. Acoustic or thermal insulation is placed inside the frame cavity; the joints are taped with fiberglass mesh tape and finished with jointing compound, and the surface is finished to match the surrounding space. The result is a solid, fully finished wall that looks and performs like a permanent wall, in a fraction of the time.

In Karachi, where commercial tenants move between offices frequently, businesses expand and contract, and construction timelines are always under pressure, drywall is the practical choice. It goes up in days rather than weeks. It does not add the weight of a brick wall to the building structure. It can be removed or reconfigured if your space requirements change. And it conceals electrical conduit, data cabling, and plumbing lines behind a clean, paintable surface.

Fibre cement and Gypsum board partition Karachi installations have become the standard across corporate offices, retail fit-outs, schools, and residential renovations for precisely these reasons. For building owners, property developers, and business operators, drywall partition is the go-to solution because it works, it is fast, and it holds its quality over time.

Drywall Partition Materials — What Goes Into Every Wall

The quality of a drywall partition depends entirely on the materials used inside and outside the frame. Here is what a properly specified partition consists of.

Steel Stud Frame

Cold-rolled galvanised steel tracks are fixed to the floor and ceiling, with vertical studs set at standard centres of 400mm or 600mm depending on the board weight and wall height. The frame is the structural backbone of the partition. Undersized or poorly spaced studs result in a wall that flexes, vibrates, and eventually cracks at the joints.

Fibre Cement Board

An alternative to gypsum board used where higher durability and moisture resistance are required. Fibre cement is denser, harder, and more resistant to impact, making it the preferred choice for external-facing partitions, wet areas, and any environment where the wall surface will take regular physical wear. It is heavier than gypsum but outlasts it significantly in demanding conditions.

Gypsum Board

The primary cladding material fixed to both sides of the steel frame using self-drilling drywall screws. Standard gypsum board is used for general interior partitions. Fire-rated gypsum board is specified where fire resistance is required. Moisture-resistant gypsum board, commonly called MR board or green board, is specified for wet or high-humidity areas.

Acoustic & Thermal Insulation

Glasswool or rockwool insulation panels placed inside the frame cavity. This is what delivers the sound reduction performance of the partition. Without insulation inside the cavity, a gypsum partition wall transmits sound almost as freely as no wall at all. The density and thickness of the insulation determine the acoustic rating achieved.

Joint Tape and Compound

Once the boards are fixed, the joints between boards are reinforced with fibreglass mesh tape and finished with two coats of jointing compound, sanded smooth between coats. This is what gives a drywall partition its seamless, paint-ready surface.

Paint or Wall Finish

The completed partition is primed and painted, or finished with wallpaper, wall paneling, or any other surface treatment specified in the design. The surface quality of the finished wall is entirely dependent on the quality of the jointing and sanding work beneath it.

Types of Drywall Partition We Install

Drywall Cladding

Used to cover existing block, brick, or concrete walls with a smooth, paintable gypsum or fibre cement board, without any demolition. A light-gauge steel frame is fixed directly to the existing wall, and the board is fitted over it, correcting uneven or damaged surfaces while creating a cavity for insulation or concealed wiring. This is the right specification for refreshing old walls, hiding exposed columns or beams, or upgrading the thermal and acoustic performance of an existing structure. It is widely used in renovation projects across homes, offices, and retail spaces where rebuilding the wall from scratch is not practical or cost-effective.

Moisture-Resistant Partition

Not all wet areas are the same, and the correct board specification depends on the zone. In bathrooms, the lower wet zone around showers and basins requires fibre cement or a cement-based backer behind tiles, as even MR gypsum is not rated for direct and continuous water contact. The upper wall and ceiling, where the environment is humid but not directly wet, is where moisture-resistant gypsum board is the correct specification. In kitchens, server rooms, and any space with elevated ambient humidity, MR board is used throughout. In Karachi’s climate, getting this right is not optional. It is what determines whether the partition holds up for a decade or starts deteriorating within two years.

Single Layer Drywall Partition

The standard specification for most office and residential applications. A single layer of fibre cement board or gypsum board is fixed to each side of a steel stud frame with acoustic insulation inside the cavity. This delivers solid sound reduction, a smooth paintable surface, and fast installation. It is the right choice for creating private offices, meeting rooms, reception areas, home study rooms, and any internal wall where a clean, finished surface is the primary requirement.

Double Layer Acoustic Partition

Two layers of fiber cement board or gypsum board on each side of the steel frame with enhanced acoustic insulation inside the cavity. This specification is used where sound isolation needs to be significantly stronger: between a boardroom and an open-plan floor, between a home cinema room and a bedroom, or anywhere that confidentiality and noise control are a primary concern. The additional board layer also increases impact resistance, making it more durable in high-traffic environments. This is Interbuild’s recommended specification for any space where a soundproof partition is the goal.

Fire-Rated Partition

Uses certified fireproof partition grade gypsum board or fiber cement board and a sealed frame assembly to provide documented fire resistance, typically rated at 60 or 120 minutes. This is a mandatory specification in many commercial buildings across Karachi, particularly in offices within multi-storey buildings, hotels, hospitals, and schools where fire safety compliance is a regulatory requirement. We provide material certification as part of the project handover package for all fire-rated installations.

Drywall Partition Applications by Space

The right partition specification depends entirely on how the space is used. In a corporate office, the priority is sound control and flexibility. An open floor plate divided into private offices, meeting rooms, and collaborative zones requires a partition system that delivers genuine acoustic separation without the cost and disruption of brick construction. A double-layer acoustic partition between a boardroom and the general floor can be the difference between a business that runs confidently and one where every management conversation is overheard.

In a home or apartment, a drywall partition is used to create a dedicated study, divide a large bedroom, add a dressing area, or create a prayer room without the mess and cost of brickwork. For renters in DHA, Clifton, or Gulshan who want to reconfigure their apartment layout, a demountable partition is the only option that does not violate a lease agreement.

In a retail or hospitality space, drywall partitions create back-of-house areas, staff rooms, storage zones, and customer-facing spaces that are clearly defined and cleanly finished without permanent construction. A restaurant that needs a private dining area or a retail store that needs a separated stockroom can have it installed in two to three days.

In schools and institutions, drywall partitions divide classrooms, create administrative offices, and add acoustic separation between teaching spaces. Fire-rated specifications are standard in these environments, and we carry the material certifications to support compliance requirements.

Frequently Asked Questions

What is the price of a drywall partition in Pakistan?

A standard single-layer drywall partition typically ranges from Rs. 600 to Rs. 1,000 per square foot for full supply and installation, covering the steel frame, single-layer board on both sides, acoustic insulation, and jointing. Double-layer acoustic partitions for boardrooms, private offices, or home cinema rooms are generally priced between Rs. 800 and Rs. 1,400 per square foot depending on board specification and insulation grade. Fire-rated specifications are priced on a project basis after a site assessment. Exact pricing depends on partition type, height, length, and any special requirements. We provide a detailed written quote after assessing your space.

What materials are used in a drywall partition?

A standard drywall partition consists of a cold-rolled galvanised steel stud frame, gypsum board fixed to both sides using self-drilling screws, acoustic rockwool or glasswool insulation inside the cavity, joint tape, and finishing compound for a seamless surface. Depending on the application and budget, fibre cement board, fire-rated gypsum board, or moisture-resistant MR board may be specified in place of standard gypsum.

Is a drywall partition soundproof?

A properly specified drywall partition delivers significant sound reduction. A single-layer partition with acoustic insulation inside the cavity provides meaningful privacy for most office and residential applications. For spaces where a genuinely soundproof partition is required, such as boardrooms, recording spaces, or home cinema rooms, a double-layer specification with enhanced insulation achieves a substantially higher acoustic rating. We advise on the right specification for your specific situation during the site visit.

Is drywall fire-resistant?

Standard gypsum board has inherent fire-resistance properties due to the water content within the gypsum core, which releases as steam when exposed to heat and slows the spread of fire. For applications where a certified fireproof partition rating is required, fire-rated gypsum board or fiber cement board combined with a sealed frame assembly provides documented fire resistance of 60 or 120 minutes depending on the specification. We supply material certification for all fire-rated installations as part of the project handover.

How long does installation take?

A single partition wall in a residential space typically takes one to two working days, including framing, boarding, and jointing. A full office floor plate being divided into multiple rooms is typically completed within a few working days depending on scope.

Can a drywall partition be used in bathrooms or kitchens?

Yes, provided the correct board type is specified. Standard gypsum board should not be used in wet areas as it absorbs moisture and degrades over time. Fiber cement board or moisture-resistant gypsum board, also called MR board, is the correct specification for bathrooms, kitchens, laundry areas, and any space with elevated humidity. In Karachi’s climate, using the right board type in these areas is essential for long-term durability.

Does the partition go up to the ceiling?

It depends on the project requirement. A full-height partition running from floor slab to ceiling slab provides complete acoustic and visual separation and is the standard specification for private offices, meeting rooms, and secure spaces. A partial-height partition stopping below the ceiling is used in open-plan environments where some visual separation is needed without fully closing off the space. We discuss and confirm the appropriate height during the design phase. For projects with a false ceiling, our False Ceiling and partition installations are coordinated together so the head detail is finished cleanly at the ceiling line.
