Managing a turnkey project well comes down to a clear process that everyone follows from start to handover. Here is exactly how we work.

Site Visit: We visit the space, take measurements, assess existing conditions, and understand the full scope of what you want to achieve. For commercial clients, we also discuss operational requirements, timeline constraints, and any phasing needs if the space needs to remain partially operational during the fit-out.

Design: We develop the space plan, concept design, and 3D visualisations as described above. This phase ends with a design that has been reviewed, revised, and signed off by the client before any work begins. Nothing moves to construction without your explicit approval.

Quote: You receive a detailed itemised quotation covering every element of the scope: materials, labour, timeline, and payment milestones. Nothing is left as a vague estimate. If any element is not yet fully defined, we flag it clearly rather than hiding a contingency inside the total.

Installation: Our project manager coordinates all trades and manages the construction schedule. You receive regular progress updates and have a direct line to the project manager throughout. Site access, material deliveries, and trade sequencing are all managed to keep the project moving on schedule.

Finishing: The final phase covers painting, cleaning, snagging, and all outstanding details before handover. We conduct a formal walkthrough with the client before signing off the project. If anything does not meet the agreed standard, it is corrected before we close out.

The client’s involvement is limited to approving the design, reviewing progress at agreed milestones, and walking into a finished space at handover. How is turnkey different from a regular interior design service?

A regular interior design service gives you a design and leaves execution to you. You are responsible for finding contractors, managing the schedule, resolving conflicts between trades, and ensuring the finished result matches the design intent. A turnkey service transfers all of that responsibility to a single contractor. The difference between turnkey and design-only services is the difference between being handed a set of drawings and being handed a finished, ready-to-use space. For most clients, the turnkey model is the lower-risk and lower-stress choice.

How long does a turnkey interior project take?

Timeline depends on the size and complexity of the project. A single office floor of 3,000 to 5,000 square feet is typically completed in twelve to sixteen weeks from design sign-off to handover. A full residential apartment renovation is typically eight to sixteen weeks depending on scope. We agree the timeline in writing before work begins and provide regular progress updates throughout. If phased delivery is needed to keep the space partially operational during construction, we plan the schedule around that requirement.

Do you handle MEP and civil work in turnkey contracts?

For MEP work, specifically electrical, plumbing, and HVAC, we coordinate with licensed MEP contractors as part of the overall project schedule. Our project manager manages the interface between MEP trades and our interior installation teams so that cabling routes, AC duct positions, and plumbing lines are resolved before ceiling and partition work begins, not after. For civil works such as structural modifications or external construction, we advise on scope and can recommend trusted civil contractors, but structural civil work sits outside our direct scope.

Do you offer warranty after handover?

Yes. We provide a warranty on our installation workmanship after project handover. The warranty period and specific terms are confirmed in writing as part of the project contract. If anything within the warranted scope requires attention after handover, you contact us directly, and we respond. Material warranties are governed by the manufacturer specifications of the products used, and we pass those warranty terms on to the client as part of the handover documentation.

Yes, and we do this regularly. Many clients come to us with an architect or independent interior designer already engaged on the project. We work within the existing design framework, execute to the architect’s specifications, and coordinate directly with the design team throughout construction. Our role in these projects is execution and project management, not design override. If the architect’s specification requires a material or system we do not typically carry, we source it. The goal is a finished project that matches the design intent.
